Doors, latches and seals: the handover items Deanside owners miss

Why every door is opened and closed at a PCI, and what binding, proud and unlatched doors tell you.

Deanside 3336 · 5 March 2026

In short: A door that binds or will not latch is a small thing that gets ignored, until the builder has left.

Every door, by hand

At a PCI we open and close every door in the house. Binding, doors sitting proud of the frame and latches that miss the striker are among the most common items.

Why edges are painted

Timber doors need their top and bottom edges sealed. Bare edges take on moisture and the door swells, warps and starts to bind.

Seals at windows

Window rubber flashings must sit properly between the frame and cladding. Out of place, they let water track into the wall.

Write it down before you sign

Builders fix what is on the list. Items mentioned verbally at a walk through are often forgotten.

Re-check before keys

A short re-inspection confirms the fixes before you accept the house.
