Water at the walls: drainage items in Deanside resales

Ground falls, soil against cladding and weep holes, and why they matter on clay.

Deanside 3336 · 4 June 2026

In short: Most problems at the base of a wall start with water going the wrong way.

Ground falling in

Ground should fall away from the house. Where it slopes back, water collects at the footings and the clay swells.

Cladding clearance

Cladding needs at least 150mm clearance to the ground to keep moisture and termites out.

Drainage slots in the brickwork

Weep holes are how water in the brick cavity finds its way out. Buried or low weep holes trap moisture.

Sealant and tiles

Failed sealant and cracked tiles in wet areas let water into walls and floors.
