Getting a Deanside builder to fix defects

Writing to the builder, then the BPC dispute service and VCAT: the Victorian path in order.

Deanside 3336 · 23 July 2026

In short: Most defects are fixed once they are clearly written down. When they are not, there is a set path.

Write it down

Email the builder with the report attached, listing each item and asking for a date to fix.

Give reasonable time

Builders need time to schedule trades. Follow up in writing if dates pass.

The BPC dispute service

If the builder will not act, the Building and Plumbing Commission dispute resolution service (formerly DBDRV) can help resolve it.

VCAT

Disputes that do not resolve go to VCAT's Building and Property List, where an expert witness report is the key evidence.

Domestic building insurance

If the builder has died, disappeared or become insolvent, DBI may cover the work.
